The HOA does not have a maintenance crew and therefore, lot owners must ensure that structures on the lot are maintained and do not fall into disrepair and that lots are clear of weeds, rubbish and other debris. Lot maintenance includes all common areas surrounding the lot.
Renovations and/or improvements to property must be in compliance with the Town of Quartzsite Planning and Zoning requirements and must be approved by the Board of Directors. A Q Mountain Vista Building Permit and Q Mountain Vista Building Permit Plot Plan must be submitted and approved by the Board of Directors prior to beginning any construction. If all approvals have not been obtained the renovation or improvement is subject to removal and fines may be levied against the property owner.

Off Season Watering
If you leave for the summer months and do not water vegetation, please notify the office to have your water turned off at the meter. We will turn off the water and place a lock on the meter until you return. Locking the meter protects the water customer from unexpected charges resulting from leaks, etc.
SEASONAL RESIDENTS CAN EFFECT CHANGE!!! YOU DO NOT HAVE TO BE A FULL TIME RESIDENT TO BE INVOLVED AND HELP IMPROVE OUR HOA!! ALL MEMBERS ARE ENCOURAGED TO BE INVOLVED AND BE A PART OF MOVING THIS HOA IN A POSITIVE DIRECTION FOR OUR FUTURE. LET'S LEAVE THIS A BETTER PLACE THAN WHEN WE ARRIVED.
ASSOCIATION GOVERNING DOCUMENTS
The Association By-Laws, Articles of Incorporation, and Covenant's Conditions & Restrictions (CC&Rs) are the governing documents recorded to ensure the safety and enjoyment of property for all Association Members. Members should familiarize themselves with these documents to ensure compliance with the provisions set forth in them. Additionally, any member who leases or rents their property must provide their tenants with a copy of the CC&Rs to ensure their compliance. Property owners are responsible to ensure adherence to the CC&Rs by their renters.
Please contact the office at least 2 days prior to your arrival to allow sufficient time to have the water turned on and/or to avoid after hours charges. After hours charges are applied for services rendered after 5 p.m. on week days and during weekends.
The Board of Directors is responsible for enforcement of the Association governing documents and therefore, must at times notify it's Members of violations and take appropriate action to bring the property into compliance. Click here to view the Association Violation Policy and Fine Schedule.
USE OF ROADWAYS
CC&R Article 5 Section 5.16
Anyone using the roads in Q Mountain Mobile Home Park must adhere to the traffic signs, INCLUDING the posted SPEED LIMIT and STOP signs.
Property owners are responsible for adherence to these traffic control signs by their tenants and guests as well as the guests of their tenants and may be subject to fines and or injunctive relief if found to be in violation.
